THE CALIFORNIA THEATRE HOTEL
Project Description
The California Theatre was built in 1927 as a theatre and office building located on the edge of the Financial District and bordering the Gas Light District. The 20,000 square foot site was to be developed as a 260 room four star hotel with 400 sq. ft rooms. Above the rise section which is about four stories will be a setback that will contain a small outdoor pool and garden for the hotel. The Guestrooms will be housed in stories 4 to 9 of the Historic Tower, and a new tower of 15 stories, will be built between the Historic Tower and the a new nine story building where the Fly loft once stood. These 15 stories would be 400 sq ft four star guestrooms, 12 per floor. The low rise potion would house the hotel offices, fitness and business center as well as the Spa. The setback on the low rise would be a landscaped deck with an outdoor pool and sky bar. The roofs of the Historic Tower would be a green landscaped roof where produce for the restaurant would be grown to add to the farm to table concept as well as a pool and outdoor bar lounge. Parking would be on two levels below grade under the retail segment of the ground floor and an automated modern parking structure would be built on the existing parking lot to accommodate the hotel, and/ or retail parking requirements. The development would be funded thru the EB-5 program and would produce over 1100 permanent direct, indirect and induced jobs. The project development would be under the FAR of 10, including the exemption for redevelopment of the historical portions of the building. The project will qualify for New Market and Historical Tax credits as well as exemptions on TOT tax, and property tax abatements, under the Mills Act and Enterprise zone for Centre City San Diego. |
